SITE APPROVAL APPLICATION NO. SA-01-69 OF HIGHWAY 12 <br /> JJ INVESTORS LLC (C/O BLUE BEACON). A Site Approval application for <br /> a truck wash facility. Located on the west side of Thornton Road 1100- <br /> feet north of State Route 12 Highway (Flag City) west of Lodi (APN: 025- <br /> 130-64; Address: 15535 N. Thornton Road, Lodi). <br /> Jennifer Jolley, Associate Planner; Kevin Huber, Highway 12 Investors (representing Blue <br /> Beacon) were present for this item. <br /> Ms. Jolley introduced the project. <br /> Ms. Jolley indicated that the Department of Transportation was requesting some additional <br /> information from the applicant. Ms. Jolley indicated that she had spoken to Mr. Huber and Mr. <br /> Neely regarding the transportation issue and informed staff that Dana Morse of Blue Beacon is <br /> in the process of getting that information for the Department of Transportation. Mr. Huber <br /> indicated that this project doesn't necessarily draw a lot of new truck traffic off the Highway and <br /> mainly serves the existing truck traffic from Flying J Truck Plaza. They expect to possibly draw <br /> an additional 5 to 15% increase of traffic. The truck volume is anticipated at nine trucks per <br /> hour. Mr. Neely indicated that the Public Works Department was satisfied with the numbers for <br /> the traffic fees that Mr. Huber quoted. <br /> Mr. Huber questioned the 10-foot wide landscaped strip. Mr. Neely indicated that at this time <br /> there is no sidewalk required. And that it will probably be deferred. Mr. Neely said for the <br /> additional footage the developer would need to get an encroachment permit. <br />
