Mr. Godinho and Mr. Huber discussed Environmental HeE'th Division's requirements. <br /> Mr. Hubert indicated that he spoke with Mr. Huggins regarding any requirements on the <br /> operator for discharge into the sanitary sewer system and Mr. Huggins indicated that they need <br /> to put in a trip board sand oil trap. Mr. Godinho indicated that he would check with Mr. Huggins <br /> and if there was a problem he would contact Mr. Huber. <br /> Mr. Neely said they had a revised number 9, 10, and 11. Mr. Huber asked if they could change <br /> condition No. 10 to state any wash water system that they have should be submitted. Mr. Neely <br /> will see that the revisions are given to Ms. Jolley and she will give them to the applicants. <br /> Mr. Huber indicated that he would see that Ms. Jolley receives a letter from Mr. Huggins saying <br /> that the project has been reviewed. <br /> 10:00 a.m. 2. MAJOR SUBDIVISION APPLICATION NO. SU-01-5 OF ARMANDO <br /> JJ NUNEZ (C/O WONG ENGINEERS, INC.) A Major Subdivision <br /> Application to create a 12 lot subdivision on a 2.31-Acre Parcel. <br /> Located on the south side of Thirteenth Street, 480 feet west of B Street, <br /> Stockton (APN: 171-180-41; 1868 E. Thirteenth Street, Stockton). <br /> Jennifer Jolley, Associate Planner; Chance Wong, Civil Engineer-, Armando Nunez, owner-, Jon <br /> Moore, Community Development Department, and Steve Dalton, Fire Prevention representing <br /> the Montezuma Fire District were present for this item. <br /> Ms. Jolley introduced the project. <br /> Ms. Jolley informed the applicant that the Community Development Department needs a more <br /> specific request for the Density Bonus. <br /> Mr. Nunez asked how he can distinguish affordable income. Mr. Moore indicated that he would <br /> get him that information. Mr. Moore informed Mr. Nunez that he will need to see the floor plans <br /> and elevations. Mr. Moore indicated that his letter clarifies what is required and if Mr. Nunez <br /> should need any additional information that he contact him. <br /> Ms. Jolley asked Mr. Nunez if he had received the will serve letter from the City of Stockton. <br /> Mr. Nunez indicated that he had hand delivered the request to the City of Stockton last week <br /> and is waiting for a response. Ms. Jolley asked if the City of Stockton indicated when they <br /> would respond and Mr. Nunez indicated no. <br /> Ms. Jolley informed Mr. Nunez that in order to keep the item on the Planning Commission <br /> agenda for November 15, 2001, the Community Development Department will need all the <br /> information by November 2, 2001. Ms. Jolley informed Mr. Nunez that if the information is not <br /> provided by November 2, 2001, then the item will be taken off the agenda and rescheduled for a <br /> later date. <br /> Mr. Moore indicated that the length of the affordability agreement would depend on the financing <br /> used by the homebuyer. Mr. Moore indicated that it could be a minimum of ten years and up to <br /> fifty years, but it really depends on the buyer. Mr. Martin indicated that they will need to change <br /> the condition in order to take it to the Planning Commission. Ms. Jolley indicated that she would <br /> work on the changes of the condition. <br />
