Mem <br /> The proposed site consists of four separate lots. In order for the lots to be used for the <br /> proposed use they must be merged into one lot. The merger will be required to be completed <br /> prior to issuing of building permits. <br /> Drainaoe Pond <br /> The Department of Public Works indicates that the site has Public Drainage provided by CSA <br /> 12. The application indicates that both public storm drainage and private storm drainage will be <br /> used. If private storm drainage is to be used for the site the pond must be located on the same <br /> property as the proposed project, not an adjacent property as indicated in the application. <br /> Site Plan <br /> A revised Site Plan is required to be submitted with the full application. The Site Plan must <br /> show the following: <br /> • Provide sign details, indicating the dimensions of the sign. <br /> • Show a different location for the trash enclosure. <br /> • Indicate the location of the drainage pond, if applicable. <br /> Fire Code <br /> The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the Community <br /> Development Department for a building permit. <br /> a) A complete review at building permit submittal will require compliance with applicable <br /> codes and ordinances. <br /> b) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> (1) Appendix III-A and III-B of the California Fire Code <br /> c) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10- <br /> 1 of Volume 2. <br /> d) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property C.F.C. 105.2.1 <br /> Next Step <br /> When the applicant is ready to submit the full application it will be necessary to do the following: <br /> • Submit the remaining portion of the Site Approval fee. <br /> • Submit a Site Plan that is revised according to the Development Committee memo. <br /> • Submit seven copies of the application. <br /> 3 <br />
