Parking <br /> Development Title Section 9-1015.5(e) requires all parking spaces and maneuvering areas to <br /> be surfaced with asphalt concrete or Portland cement concrete. The Gasoline Sales, <br /> Combination Use Type requires 4 parking spaces per 1000 sq. ft. of building and .67 spaces <br /> per employee. Based on the information provided by the applicant there will need to be a total <br /> of 12 spaces including one van accessible space. <br /> Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty (20) <br /> feet long. (Development Title Section 9-1015.5[b]) <br /> aula <br /> Any signs associated with the business will need to conform to Development Title Section 9- <br /> 1710.2(h). As part of the Site Approval application the applicant can ask for modification of the <br /> sign requirements. <br /> Setbacks <br /> Development Title Section 9-410.5(b)[1] requires that if a side yard of a commercial property <br /> abuts property that is developed or zoned residentially then the side yard shall be increased to <br /> twenty (20) feet. The north property line of the project shall have a masonry wall <br /> six (6) to seven (7) feet in height erected along it. The masonry wall shall be reduced to three <br /> (3) feet in height twenty (20) feet from the west property line. In addition, section 1022.4(d)(2) <br /> requires the trash enclosure to be located behind the main building and outside of the front and <br /> street side yards. <br /> I ands caning <br /> Development Title Section 9-1020.7 requires a ten (10) foot planting strip along adjacent <br /> streets, therefore, a ten (10) foot planting strip shall be required along N. Thornton Road and <br /> W. Thornton Road. A five (5) foot landscape strip shall also be installed in the parking area <br /> along the masonry wall.(Development Title Section 9-1020.5[e].) <br /> LG" <br /> If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists.
