CONDITIONS OF APPROVAL <br /> S,=,-93-26 <br /> Douglas & Mary Ann Manser <br /> unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. CC%,- �.u'N1!Ty DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the construction of a 2,527-square-1oot fast food restaurant. <br /> b. Submit an [mprovement Plan, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage shall be as required by the Department of Public Works and be <br /> consistent with Section 9-1135.3{b} of the Development Title. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and liquid asphalt, asphalt concrete, or Portland <br /> cement concrete to provide a durable dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> SGCticn 9-1015.5) <br /> d. The applicant sha[l secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. The number of parking spaces shown on the Site Plan is adequate for the approved use. <br /> The size and location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title and be included on the Improvement Plan. <br /> There sha€l be no parking associated with the approved use on Walnut Grove Road or <br /> Thornton Road. <br /> f. A minimum ten-rcpt-wide landscaped strip, respecting the ultimate right-of-way width,shall <br /> be installed across the frontages of Walnut Grove Road and Thornton Road. The strip <br /> shall be continuous except where crossed by driveways and walkways. All areas not <br /> used fpr buildings, parking, driveways, walkways, or other permanent facilities shallibe <br /> landscaped. Landscape details shall be consistent with Development Title Chapter 9- <br /> 1020 and be included on the improvement Plan. <br /> g. A solid masonry wall six to eight feet in height shall be constructed along the north <br /> property line of the subject parcel, adjacent to the developed portion of the property.
