Phase 1 includes utilizing a 510 square-foot portion of an <br /> existing vinegar production building for wine production, a 400 square-foot portion of an existing <br /> olive oil tasting room for wine tasting, a 450 square-foot storage area for wine storage, and the <br /> construction of a 500 square-foot crush pad. Phase 2,with building permits to be issued within 10 <br /> years, includes the use of 3,000 square-feet of a previously approved 5,000 square-foot vinegar <br /> storage building proposed with PA-1000273. No marketing events are proposed with this <br /> application. The site is located at the southwest corner of Thornton Road and Barber Road, <br /> Thornton. Thornton Road,Thornton APN: 001-130-04 <br /> INFORMATION: <br /> The site is currently located within a Federal Emergency Management Agency Designated Flood Hazard Area <br /> designated as Zone AE. The 100-Year Flood Elevation will be approximately 12 feet NAVD 1988. <br /> Thomton Road has an existing variable-width right-of-way and a planned right-of-way width of 84 feet. <br /> Barber Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 2. The developer shall provide drainage facilities and meet the requirements of San Joaquin County Development <br /> Standards. Retention basins shall be fenced with six(6) foot high chain link fence or equal when the maximum <br /> design depth is 18 inches or more. Required retention basin capacity shall be calculated and submitted along <br /> with a drainage plan for review and approval,prior to release of building permit.
