CONDITIONS OF APPROVAL <br /> SA-89-47 <br /> Fred Freiberg <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits. <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, <br /> on-site parking, existing and proposed utility services, <br /> and grading, shall be submitted to the Department of <br /> Public Works for approval. <br /> b. A 15-foot wide roadway dedication is required on Thornton <br /> Road along the frontage of APN 080-300-15. <br /> C. The frontage improvement for Thornton Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 110-foot right-of-way City of Stockton <br /> street. The construction of the frontage improvements <br /> may be deferred at the option of the Department of Public <br /> Works, in which event the owner shall execute a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Improvement Plan. (A $250.00 fee is required for <br /> processing per Ord. 3337 in addition to a copy of the <br /> Grant Deed and an engineer's estimate with a drawing of <br /> the required frontage improvements on a form to be <br /> supplied by the Public Works Department. ) <br /> d. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> e. Water Service from the City of Stockton shall be <br /> required, at such time it is available. <br /> 2. PUBLIC HEALTH SERVICES <br /> a. Connection to a public sewer system is required. A will <br /> serve letter is required from the sewer district stating <br /> that they have capacity to serve the proposed project <br /> prior to recording the final map. <br /> b. Open, pump, and backfill the septic tank, seepage pit or <br /> excavation under permit and inspection by the <br /> Environmental Health Division. <br />
