CONDITIONS OF APPROVAL MS-92-141 MARTA A. LIMA Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire two (2) years from the date of approval unless, (1) all Conditions of Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor' s Division. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEPARTMENT OF PUBLIC WORKS: a. A Parcel Map is required. (Planning Title Section 9- 9112) b. Remainder shall be designated as "Designated Remainder" on Parcel Map. (Subdivision Map Act Section 66445) C. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $3 , 415. 00 per single family dwelling unit in the Manteca area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) d. Dedication to result in a 25-foot wide right-of-way from the centerline of Tinnin to the property line shall be required across the frontage of Parcel 1. (Planning Title Section 9-9430, 9-9431) e. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9-9184) f . Any driveway that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of the Uniform Fire Code Section 10. 207 , San Joaquin County Standards F-la, F-lb, and F-lc and the Manteca-Lathrop Fire District prior to issuance of the building permit. (San Joaquin County Ordinance No. 3622) g. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411. 1)
