1 <br /> ' 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of Site: The project consists of two parcels totaling 95.26 acres located at <br /> 18660 E. Tobacco Road, Linden, California. The project is in an agricultural community and is <br /> 1 zoned AG-40. The project parcel number is 105-140-18. _ <br /> Description of proposed development: It is proposed to create two 47.63 acre parcels. <br /> t1.2 Parcel vicinity location map: (See Appendix). <br /> ' 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ' 2.1 Discussion of Past, Present uses at the site to assess potential problems: The present ownership <br /> group has owned this property for 10+ years. The past and present uses of the property have been for <br /> ' agricultural purposes. The parcels will continue to be used as an orchard and walnut processing facility. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> ' 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create two <br /> 47.63 acre parcels. If the parcels are residentially developed, a septic system will be required and built <br /> ' per the San Joaquin County requirements. There are no plans to develop the proposed parcels at this <br /> time. <br /> ' 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. However,there is an old septic system on the site. It pre-dates the current ownership. <br /> ' 3.3 Discussion of On-site Repair History:There is no history of Repair History. (See Appendix) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> ' general area consists of what seem to be standard systems consisting of leach lines and seepage <br /> pits. <br /> ' 3.5 General area septic permit history (number/types/dates of permits, age of system, <br /> permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br /> County Environmental Health Department records, the septic systems in this general area range <br /> ' in installation dates from 1969 to 2010. (Copies of permits are in index.) <br /> 3.6 Discussion of general area septic tank repair history: Repair history of the septic tanks in <br /> ' this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br /> performance. There have been no incidents to report (See Appendix). <br /> ' 3.7 Description of proposed or expected maximum (including second unit dwellings) septic <br /> tank usage on site: There are no immediate plans for construction. However, each parcel is entitled <br /> to a primary residence and a second unit dwelling. Any new systems must be constructed under a permit. <br /> 1 <br /> ' 1 <br />
