�i M <br /> CONDITIONS OF APPROVAL <br /> f PA-03-13 <br /> Gartrell <br /> Minor Subdivision Application No. PA-03-13 was approved by the San Joaquin County Community <br /> Development Department on March 18, 2003. The effective date of approval is March 28, 2003. This <br /> tentative map approval will expire on March 27,2006,which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated January 21, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have the minimum lot area of 4.6 acres that was approved with Deviation No. <br /> PA-02457. <br /> i c. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code,, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3.
