SUMMARY AND CONCLUSIONS <br /> We have performed an investigation into the current and historical uses of the property located at <br /> APN 063-220-31,Lodi,California,the subjectproperty.San Joaquin County Ordinance 9 905.12(a) <br /> was used as a guideline to perform this assessment. <br /> This assessment has revealed no evidence of recognized environmental conditions in connection <br /> with the property except: <br /> • The extended period of use of the subject property for at least forty-five years for agricultural <br /> purposes provides the potential for the property to have been impacted by agricultural <br /> chemicals, such as herbicides, pesticides and fertilizers. However, AGE did not note any <br /> direct indications of unusual or dangerous use of chemicals on the property,such as unusual <br /> staining, chemical wastes or container disposal on the site, chemical storage or dumping, <br /> spilled powders, discolored or stained soil or stressed vegetation. According the property <br /> owner, agricultural chemicals were not stored on the property. Therefore, AGE does not <br /> believe that agricultural chemicals have impacted soil and ground water on the property to <br /> hazardous levels unusual for an agricultural property in a long-time agricultural area. No <br /> adjacent water features were noted that might be affected by runoff from the subject property. <br /> It is not the property owner's intent to convert the current agricultural use to non-agricultural <br /> uses, except for a small area at the northeast corner, which will include a residence. If the <br /> subject property were to be converted to a large-scale residential development and <br /> agricultural chemical residue concentrations were higher than those allowed by law, then <br /> those chemical residues in the soil could be considered hazardous;because there is no intent <br /> for residential use other than the personal use of the owner, there should be little exposure <br /> of additional residents to chemical residues in the soil. <br /> There is no evidence from the site reconnaissance,the interview or the SJCACO records that <br /> agricultural chemicals have been applied out of compliance with federal, state or local laws. <br /> The only way to obtain a higher degree of certainty regarding the potential for agricultural <br /> chemical impact to the property would be with a sampling and laboratory analysis program, <br /> which does not appear to be warranted at this time. <br /> f 10.0. RECOMMENDATIONS <br /> Based upon the findings of this Surface/Subsurface Contamination Report,AGE recommends if the <br /> property use is changed from agricultural to large-scale residential,that further investigation of the <br /> subject property for contamination by aoTcHuTfulr—aT chemicals should be implemented. <br /> ` Advanced GeoEnvironmental,Inc. <br /> r <br />
