There are no other records of past planning applica- <br /> tion actions on the project site. <br /> POLICY CONSIDERATIONS : <br /> General Plan and Zoning: <br /> The project site is shown as Agriculture on the General Plan <br /> map and is zoned GA-40 (General Agriculture) . This application <br /> was accepted under Section 9-4103 (b) , which permits kennels <br /> with approval of a Use Permit . There are two other pertinent <br /> sections of the Planning Title related to kennels : ( 1 ) Section <br /> 9-3234 , which requires the kennel to be 40 feet from the rear <br /> and side property lines, and ( 2 ) Section 9-3239 , which speci- <br /> fies the criteria for suspending or revoking a kennel Use <br /> Permit . <br /> The existing barn, which is to be modified to house the dogs, <br /> is 13 feet from the eastern property line . The eastern 27 feet <br /> of the barn will not be used house the dogs . This area of the <br /> barn will be utilized as a storage area and a place to mix the <br /> dogs ' food. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Land Use/Parcel Size : <br /> The proposed kennel is located on a five-acre parcel in an <br /> agricultural area of the County and is zoned GA-40 . The pro- <br /> ject site is within an older subdivision called Country Home <br /> Colony . The original lots in Country Home Colony, which was <br /> filed in 1926 , were from five to ten acres in size . As a <br /> result , some of the area has developed as rural residential <br /> with homes in close proximity to each other . The nearest resi- <br /> dence to the project site is located 40 feet from the eastern <br /> property line . <br /> Noise : <br /> Noise from barking dogs should be less of a problem because <br /> fencing is proposed to restrict the dogs ' sight into adjoining <br /> properties . Currently, there is a six-foot-high wooden fence <br /> extending north of the barn to the pump house . Additional <br />
