CONDITIONS OF APPROVAL MS-92-0201 Floyd Wood and Svetlana Wood Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire three (3) years from the date of approval unless, (1) all Conditions of Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor' s Division. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1 . DEVELOPMENT SERVICES DIVISION (a) The minimum parcel size shall be five acres. (Section 9- 610. 2 of the Development Title) (b) The minimum parcel width shall be 150 feet. (Section 9- 610. 4 of the Development Title) 2 . PUBLIC WORKS (a) A Parcel Map is required. (Development Title Section 9- 915. 2) (b) The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $2 , 235. 00 per single family dwelling unit in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the Engineering construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) (c) Dedication to result in a 25-foot wide right-of-way from the centerline of Tokay Colony Road to the property line shall be required across the frontage of APN 063-210-13 . (Development Title Section 9-860.4) (d) All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) (e) The frontage improvements for Tokay Colony Road shall be constructed in conformance with the standards for one- half of a 50-foot right-of-way rural road.
