Conditions of Approval <br /> MS-92-0201 <br /> Page 2 <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Development <br /> Title Table 9-240. 2 in addition to a copy of the Grant <br /> Deed, legal descriptions of Parcels 1 & 2 and an <br /> estimate. the estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department of approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Development Title <br /> Section 9-1100. 3) <br /> (f) Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10-207, San <br /> Joaquin County standards F-la, F-lb, & F-lc and the <br /> Linden-Peters Fire District prior to issuance of the <br /> building permit. (Development Title Section 9-1145. 5) <br /> (g) Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map act Section 66411. 1) <br /> 3 . PUBLIC HEALTH SERVICES <br /> (a) A soil suitability study as required by Section 9- <br /> 1105. 2 (d) of the San Joaquin County Development Title <br /> must be performed prior to recordation of Parcel Map <br /> indicating that the area is suitable for septic tank <br /> usage. <br /> (b) The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to recordation of the Parcel Map. Samples are to be <br /> taken and run by a State-approved lab. (Development <br /> Title Section 9-1115. 7) <br /> (c) Construct an individual sewage disposal system(s) on <br /> parcel #2 under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> (Ordinance code Section 5-3003) <br /> (d) Construction of an individual domestic water well on <br /> parcel #2 under a well permit and inspection by the <br />
