The frontage improvements for Tokay Colony Road and Center Street shall be <br /> constructed in conformance with the standards for one-half of a 50-foot right-of-way <br /> Rural Road and Rural Residential Road, respectively. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs <br /> prior to approval of the Parcel Map. (A $260.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed, legal <br /> descriptions of Parcels 1 and 2 and an estimate. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical section drawing on a form to <br /> be supplied by the Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option, the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of$115.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 4. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 5. Any driveway that exceeds 150 feet in length from any public roadway shall be <br /> improved in accordance with the requirements of the Uniform Fire Code Section 10.207. <br /> San Joaquin County Standards F-la, F-lb and F-lc and the Linden-Peters Fire District <br /> prior to issuance of the occupancy permit. <br /> (Development Title Sections 9-1145.5 and 9-1150.15) <br /> 6. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 7.
