(DISTRICT 4). <br /> APPLICANT: Neldon Whitmer APN: 065-270-06 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Tokay Colony Road has an existing right-of-way width of 40 feet and a planned right-of-way <br /> width of 50 feet. Center Street (private) has an existing right-of-way width of 40 feet and a <br /> planned right-of-way width of 50 feet, if developed. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. An Irrevocable Offer of Dedication for a 25-foot wide right-of-way along the west line <br /> and the south line of Assessor's Parcel No. 065-270-06 plus a 20-foot by 20-foot corner <br /> cut-off(snipe) shall be required. (Development Title Section 9-1150.5(b)) <br />
