Tokay Colony Road APN: 065-270-02 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Tokay Colony Road has an existing right-of-way width of 40-feet and a planned right-of-way width of 50-feet. <br /> Grassland Road has an existing right-of-way width of 20-feet and a planned right-of-way width of 50-feet. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at the <br /> time of building permit application. <br /> The Regional Transportation Impact Fee will be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The Water Supply Facilities Impact Mitigation Fee shall be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of-way, <br /> prior to approval of the Parcel Map. <br /> 4.
