Drainage from Parcel 2 shall be retained on-site by a retention basin and meet the requirements of San <br /> Joaquin County Development Standards. Retention ponds shall be fenced with six (6) foot high chain <br /> link fence or equal when the maximum design depth is 18 inches or more. Required retention basin <br /> capacity for each parcel shall be calculated by a registered civil engineer, licensed contractor or an <br /> architect prior to release of Building Permit and the requirement shall be noticed by a statement on the <br /> Parcel Map. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a Twenty-five <br /> (25') foot-wide right-of-way from the Section Line and North Line of Block B to the property across the <br /> frontage of Parcel 2. (A $670.00 fee currently is required for processing per Development Title Table 9-240.2 <br /> in addition to a copy of the Grant Deed.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 7. The site is in an area of historical flooding(1955 & 1958). The finished floors of all new habitable space and <br /> equipment shall be elevated a minimum of two (2) feet above the highest immediate adjacent elevation and <br /> shall be noticed by a statement on the Parcel Map. <br /> Note: Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a State <br /> NPDES construction permit: Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acres, are required to obtain coverage under the General Permit for Discharges of Storm <br /> Water Associated with Construction Activity (Construction General Permit, 99-08DWQ) <br /> (http://www.swrcb.ca.gov/stormwtr/gen_const.html#const permit).
