• 2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-80, general agriculture with a minimum parcel size of <br /> 80 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed_Development <br /> A minor subdivision is proposed to divide the Site into three new parcels (Plate <br /> 5). Mr. Marchini indicated that no changes to the use of the Site are planned. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br /> land located at approximately zero to four feet above mean sea level. Grant Line <br /> Canal is depicted along the southern property line. This map is included as Plate <br /> 6 in Appendix 1. <br /> 3.0 HISTORICAL RESEARCH <br /> • 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1940, 1952, 1963, and 1975. Four additional photographs, dated <br /> October 1998, March 2005, June 2006, and July 2010, were obtained from the <br /> San Joaquin County District Viewer. These photos are included as Appendix 3 <br /> of this report. <br /> In the 1940 photo, the northern portion of the Site appears to be open, pasture <br /> land. Two small creeks are present along the eastern side of the Site. At least <br /> four structures are present at the central building cluster; a small orchard can be <br /> seen to the south of this area. The southern portion of the Site appears to be <br /> planted with row crops. The surrounding properties are primarily open, pasture <br /> land. <br /> In the 1952 photo, the northern half of the Site has been divided into fields and <br /> appears to be planted with row crops. Field roads bound the Site, and the small <br /> creeks on the east side are no longer apparent. Nine or more structures can now <br /> be seen at the central building cluster. The orchard to the south of the building <br /> cluster has been removed, but a small patch of orchard exists to the east of the <br /> structures. Three or more structures can be seen in a cluster at the southeast <br /> • corner of the Site. <br /> LOGE 1522 2 <br />
