The project will utilize an existing 952 square foot office, <br /> two 1,400 square foot storage buildings, a 1,200 square foot storage building, and the construction <br /> of a 4,800 square foot maintenance facility for the onsite trucks; located on the east side of S. Tracy <br /> Blvd., 1,100 feet south of Linne Road, Tracy. (Supervisorial District 5) <br /> PROPERTY OWNER: Carlton and Lori Hill APPLICANT: MCR Engineering,Inc. <br /> ADDRESS: 28850 S. Tracy Blvd.,Tracy APN: 253-120-25 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood Hazard Area. <br /> The site is within the Phase 2 area of the National Pollutant Discharge Elimination System (NPDES). <br /> Tracy Boulevard has an existing right-of-way width of 50 feet and a planned right-of-way width of 74 feet per the <br /> City of Tracy. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit from the City of Tracy shall be required for all work within road right-of-way. <br /> 2. The owner shall execute an Irrevocable Offer of Dedication to the City of Tracy to result in a 37-foot wide <br /> right-of-way from the centerline of Tracy Blvd to the property line across the frontage of Tracy Blvd. A copy <br /> of the offer shall be provided to the County Public Works office. <br /> 3. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable at the <br /> time of building permit application. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-00-433) <br />
