KLE NFELOER
Mg0(hepl[.Rghtbluliam
8.3 DEVIATIONS AND ADDITIONAL SERVICES
The scope of this Phase I ESA does not incorporate ASTM Standard non-scope considerations,
such as asbestos-containing material, radon, lead-based paint, lead in drinking water, wetlands,
regulatory compliance, cultural and historical resources, industrial hygiene, health and safety,
ecological resources, endangered species, indoor air quality/vapor intrusion, and high-voltage
power lines.
8.4 CONCLUSIONS AND RECOMMENDATIONS
Kleinfelder has performed a Phase I ESA, in conformance with the scope of services required
by ASTM Designation E 1527-13, our Proposal No. LOCALMKT.WEOH/50-
5410/ST016P46903, dated September 19, 2016, and limitations discussed in this report.
Exceptions to and deviations from this practice are described in Sections 8.1 and 8.2 of this
report.
This assessment has reve ed no idence of HRECs or CRECs, in connection with the
property. The following RE minimis environmental condition, and other environmental
concerns were identified for the Site:
REC
The potential exists for undocumented releases to occur from subsurface features, such as
oil/water separators. Thus, the presence of the onsite oil/water separators represents a REC.
However, this Phase I ESA was performed as part of a proposed lot line split for the larger
parcel. Site activities are not anticipate _tochang with the lot line split and ownership will
remain the same. Thus, Kleinfelt:751e
eusechange
mend sampling soil in the vicinity of the
oil/water separators at this time. in the future, assessment of these
features may be warranted at that time.
De Minimis Environmental Condition
Minor staining was observed throughout the truck repair/maintenance building on Parcel 1. The
concrete flooring in the vicinity of staining appeared to be generally in fair to good condition.
20172543.001A/ST016R49461 Page 51 of 54 November 2, 2016
0 2016 Kleinfelder ew Aleinfelderxom
