The proposed private right-of-way must be changed to avoid any development within <br /> the dripline of the tree. <br /> Lot Line Adjustment <br /> The recordation of a "Notice of Lot Line Adjustment' for the proposed Lot Line Adjustment <br /> application among parcel numbers 051-180-18, 33, and 34 to create Lots 4, 5, 6, and 7 must be <br /> completed prior to development of the private-right-of-way. <br /> Once the above issues are addressed, the following shall apply: <br /> Site Approval Application No. PA-0400213 was approved by the San Joaquin County <br /> Community Development Department on . The effective date of approval is . This approval <br /> will expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have <br /> been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as Ordinance <br /> requirements pertinent to this application. STORM DRAINAGE: Any additional storm water drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> d. OAK TREES: The Heritage Oak Tree on Lot 2 shall not be removed. (Development Title <br /> Section 9-1505.3[a]) Development on this property shall comply with the following <br /> (Development Title Section 9-1505.5 and 9-1505.6): <br /> (1) Grade changes near or within the dripline of said trees shall comply with the following <br /> restrictions: <br /> A. No grade changes shall occur within six(6)feet of the trunk of the tree. <br /> B. No grade changes shall occur that entail removing or adding more than six (6) <br /> inches of soil in the protected zone of the tree. <br /> C. Extensive cuts or fills that are necessary beyond the protected zone shall have <br /> adequate drainage to mitigate adverse effects caused by changes in grade <br /> elevation. <br /> 2 <br />
