0 - <br /> SOIL SUITABILITY STUDY <br /> /Introducfion <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Susan Tipton of <br /> Acquiesce Vineyard, LLC to conduct a Soil Suitability Study and Nitrate Loading Study <br /> for the for the Acquiesce. Winery Addition located at 22275 North Tretheway Road, <br /> Acampo, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> /Proposed Development <br /> The proposed project is a small winery. The winery will have the capacity to produce up <br /> to 7,500 gallons of wine annually. The project involves the conversion of an exi ; <br /> '1,267 square foot agricultural building into a wine tasting area and the constructs of a <br /> 1,409 square foot concrete pad for use as an outdoor production area. An existin , 364 <br /> square foot storage building will also be converted into a wine cellar. <br /> /Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 017-260-44. The parcel is 18.24 <br /> acres in size. The County project application number is PA-0900260. The Site is <br /> currently a vineyard with a residence, an agricultural building, and a small storage <br /> building (Plate 2). One domestic water well serves the needs of the residence, one <br /> domestic water well serves the barn, and an agricultural production well supplies the <br /> vineyard. A recent aerial photograph of the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 95 feet above mean sea level. The ground surface in the area <br /> slopes gently toward the west (Plate 4). <br /> According to the San Joaquin County Community :Development Department <br /> (www.co.san joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> LOGE1003 Page 1 <br />
