Analysis <br /> Parkin <br /> The Development Title requires 62 spaces for the proposed use, based on the requirement of .5 spaces <br /> for every 1,000 square feet of building area (Section 9-1015.3). The applicant is proposing that 31 spaces <br /> be provided. The proposal is based on the following facts: (1) The winery has adequate parking now <br /> for employees; (2) No new employees are proposed to be hired; (3) Additional parking is desired near <br /> the proposed office, and 31 new spaces will be adequate. Based upon this, the Community Development <br /> Department is recommending that only 31 new parking spaces be required. Based on the size of the <br /> proposed warehouse, six loading spaces are required.
