-2- <br /> c. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1.) A minimum of ten (10) parking spaces, in addition to the fifty-seven (57) previously required <br /> parking spaces (UP-97-5 and PA-03000672) are required. At full buildout, 67 parking spaces <br /> are required. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area.) (Development <br /> Title Section 9-1015.3) <br /> "Note: There are currently eighty-eight (88) parking spaces provided which meets the <br /> parking requirement. <br /> d. ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for ane-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty (20) feet wide. (Development <br /> Title Section 9-1015.5[h]) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1.) If the parking area is to be used at night parking lot and security lighting shall be installed <br /> (Development Title Section 9-1015.5fgl) <br /> 2.) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. PREVIOUSLY APPROVED CONDITIONS OF APPROVAL: All previously approved Conditions <br /> of Approval for Use Permit No. UP-97-5 and PA-0300672 shall still apply. <br /> 2 DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, 209-468-3000) <br /> a. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent off-site sediment transport. Retention basins <br /> shall be fenced with a six-foot-high chain-link fence or equal when the maximum design depth is <br /> 18 inches or more. Required retention basin capacity shall be calculated by a registered civil <br /> engineer, licensed contractor, or licensed architect prior to the release of building permits. <br /> (Development Title Section 9-1135) <br /> b. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record- (Resolution R-00433) <br /> c. The Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee is based on the current schedule. <br /> (Resolution R-06-38) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br />
