REVISED CONDITIONS OF APPROVAL <br /> PA-0900009 <br /> CONSTELLATION BRANDS, INC./ADVANCED DESIGN GROUP, LLC <br /> Revisions of Previously Approved Action for a previously approved Use Permit Application No. <br /> PA-0900009 was approved by the San Joaquin County Planning Commission on August 3, 2017. <br /> The effective date of approval is August 13, 2017. This approval will expire on August 31, 2019, <br /> which is 72 months from the previous expiry date, (1) all Conditions of Approval have been <br /> complied with and (2)a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Me Hatef,4668 84.77 Stephanie Stowers. <br /> [209]468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for an expansion of an existing winery in three (3) phases over <br /> a sib) an additional fourteen (14) year period as shown on the Site Plan dated January 21, 2009. <br /> (Use Type: Wineries & Wine Cellars, Winery-Large). The following existing and proposed buildings <br /> are included in the approval: <br /> 1. Existing Buildings: <br /> (1) 960 sq. ft. office <br /> (2) 6,480 sq. ft. warehouse <br /> (3) 5,940 sq. ft. canopy <br /> (4) 2,400 sq. ft. storage building <br /> (5) 3,880 sq. ft. storage addition <br /> (6) 19,648,000 gallon tank farm <br /> 2. Phase 1: <br /> (1) Addition of a 6,280 square foot addition to the existing storage and maintenance building. <br /> 3. Phase 2 (building permits to be issued within three (3) an additional ten (10) years from the <br /> effective date of approval): <br /> (1) Construction of a 6,400 square foot addition to the existing storage maintenance building. <br /> 4. Phase 3 (building permits to be issued within six(&) an additional fourteen (14) years from <br /> the effective date of approval): <br /> (1) Construction of a 24,000 square foot storage building. <br /> c. PARKING: Off-street parking shall be provided and comply with the following: <br /> PA-0900009(UP, RAA) Conditions of Approval 1 <br />
