f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen f0;et for one-way aisles, except that in no case shall driveways designated as fire access <br /> be less than twenty(20)feet wide. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property',-lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shalf not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Turner Road, shall be installed across the frontage of the project site. (Development Title Section <br /> 9-1020.7)The existing landscaping along Turner Road meets this requirement. <br /> (2) All project areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or.other permanent facilities shall be landscaped. (Development Title Section 9-1020.7(a) <br /> The existing landscaping meets this requirement. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash,-shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to semen (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][21) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future richt-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements,of the County's Tree Preservation Ordinance(Development Title Section 9-1505.2). <br /> 1. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a R-3 occupancy to a M S21F occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements.A licensed architect or registered engineer shall prepare all documents. <br /> (2) An occupancy separation of 2 hour is required to separate the R-3 occupancy from the M S21F <br /> occupangy. <br /> Conditions of Approval -2- PA-1000051 <br />
