PA-1000051 OF PATRICK O'NEILL (APN: <br /> 015-050-41) (663 WEST TURNER ROAD, LODI) <br /> Thisjroect is a Site Approval application for a small winery with a maximum production <br /> p pP PP <br /> capacity of 1,500 cases of wine annually. The winery includes converting the first floor of an <br /> existing two-story Second Unit Dwelling into a 550 square foot tasting room and a 701 square <br /> foot wine production area. There are no marketing events proposed. The winery and wine <br /> tasting area will'be open seven days a week between the hours of 10:00 a.m. and 5:00 p.m. <br /> (Use Type: Winery and Wine Cellars-Winery, Small). <br /> There is an existing detached garage and two residences on the property. <br /> The project site is located on the north side of Turner Road, 2,800 feet east of Davis Road, west <br /> of Lodi. <br /> The General Plan designation of the site is AIG General Agriculture) and the zoning <br /> 9 ( 9 ) 9 <br /> designation is AG-40 (General Agriculture, 40-acre minimum). <br /> The Community Development Department has reviewed the above-,referenced application and <br /> has the following comments: <br /> Tasting Area <br /> The applicant is proposing a 550 square foot wine tasting area and a 701 square foot wine <br /> production area. Development Title Section 9-1075.5(m)(1)(A) states the maximum size of an <br /> area designated for wine tasting within a multipurpose building for a small winery cannot exceed <br /> thirty percent (30%) of the area designated for production facilities. As a result, the wine tasting <br /> room shall not exceed 210 square feet as the production area is proposed to be 701 square <br />€ feet. The square footage of the wine tasting room must be shown on the Improvement Plan. <br /> 1 <br />
