Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except <br /> that in no case shall driveways designated as fire department access be less than twenty (20)feet <br /> wide." The circulation patterns for ingress and egress traffic and aisle widths must be shown on <br /> the Improvement Pian. <br /> Parkin <br /> Development Title Table 9-1015.3(a) states that for the Wineries and Wine Cellars use type, <br /> 2.5 parking spaces must be provided for each 1,000 square feet of building area. The required <br /> number of parking spaces at the site would be 3 spaces, 1 of which must be handicapped <br /> accessible.'The applicant meets this requirement. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20)feet <br /> long by nine (9) feet wide (Development Title Section 9-1015.5). The dimensions for automobile <br /> stalls must be shown on the Improvement Plan. , <br /> The parking surfacing requirement for off-site wine cellars must be chip seal or an alternative <br /> surfacing material (Development Title Table 9-1075.5[i]). The applicant is proposing an asphalt <br /> concrete driveway and gravel parking spaces. The driveway meets the minimum surface <br /> ! material requirement. However, the parking spaces must have a minimum surface requirement <br /> of chip seal. <br /> aLq n <br /> The applicant is proposing two signs on Turner Road, each three feet by four feet. <br /> Development Title Section 9-1710.4(1)(A) states one freestanding sign per parcel shall be <br /> permitted for each street frontage of the parcel. All portions of a sign shall be setback a <br /> minimum of five feet from future right-of-way lines and shall not block pedestrian or vehicle <br /> rights-of-way (Development Title Section 9-1710.1(g). One sign shall be shown on the <br /> Improvement Plan, along with the setback and dimensions. <br /> Oak.Trees <br /> l <br /> The applicant indicated there may be one existing oak tree at the project site . The applicant <br /> shall determine if the oak tree is a heritage oak tree or a native oak tree. A heritage oak tree is <br /> defined as a native oak tree that has a single trunk diameter of thirty-two (32) inches or greater <br /> measured at four and one-half (4'/z) feet above the average ground elevation of the tree. A <br /> native oak tree is defined as a valley oak with a trunk diameter of six (6) inches to less than <br /> thirty-two (32) inches for a single trunk tree, or a combined trunk diameter of eight (8) inches or <br /> greater for a multi-trunk tree measured at four and one-half (4'/s) feet above the average ground <br /> elevation of the tree; or an interior live oak, California live oak, or blue oak with a trunk diameter <br /> of four (4) inches to less than thirty-two (32) inches for a single trunk'tree, or a combined trunk <br /> diameter of six (6) inches or greater for a multi-trunk tree measured at four and one-half (4'/2) <br /> feet above the average ground elevation of the tree (Development Title Section 9-110.4). The <br /> oak tree, including the dripline, shall be shown on a revised Site Plan, and identified as a <br /> heritage or native oak tree_ The applicant needs to specify'if he is proposing to build around the <br /> trees or remove them. § <br /> Development Title Section 9-1505.3 states that the removal of a historical tree or a heritage oak <br /> tree shall not be permitted unless one or more of the following findings are met: <br /> 2 <br />
