CONDITIONS OF APPROVAL <br /> PA-02-631 <br /> Noceti <br /> Major Subdivision Application No. PA-02-631 was approved by the San Joaquin County Planning <br /> Commission on November 20, 2003. The effective date of approval is November 30, 2003. This <br /> tentative map approval will expire on November 29, 2006, which is three years from the date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Final Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The final map shall substantially conform with the approved tentative map dated <br /> October 22, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of sixty (60) feet, measured a distance of 20 feet back <br /> from the front lot line. Corner parcels shall have a minimum lot width and depth of sixty-five (65) <br /> feet. (Development Title Sections 9-310.4 and 9-310.8) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development Title Section 9- <br /> 310.3) <br /> c. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance. <br /> (1) Any Native Oak Tree removed shall be replaced with a minimum of three (3) acorns or trees, or <br /> combination thereof (Development Title Section 9-1505.2). The oak tree proposed for removal <br /> and the location of the replacement oak acorns/trees shall be shown on the Improvement Plan. <br /> (2) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A. The removal of a replacement oak tree shall require an approved Improvement Plan <br /> (Chapter 9-1505.3). <br /> d. RIPARIAN HABITAT: Parallel to French Camp (Walker) Slough, a natural open space area for <br /> riparian habitat and waterway protection shall be maintained to provide nesting and foraging <br /> habitat and the protection of waterway quality. The minimum width of said open space shall be <br /> one-hundred (100) feet, measured from the mean high water level of the natural bank or fifty (50) <br /> feet back from the existing riparian habitat, whichever is greater. Water-dependent uses may be <br /> permitted in this buffer. The mean high water level and the edge of the riparian habitat shall be <br /> shown on the Site Plan. The open space buffer required above shall be shown on the Site Plans <br /> with the following note: <br /> (1) Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> Conditions of Approval - 1 - PA-02-631 <br />
