designated as a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> e. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement for access to Lots 26 and 27 shall be shown on the <br /> Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The entire length of the private right-of-way for Lots 26 and 27 shall be constructed and <br /> maintained to the standards required by Section 10.207 of the Uniform Fire Code and applicable <br /> San Joaquin County Improvement Standards. (Development Title Section 9-1150.15[c]) <br /> f. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> h. NOISE WALLS: The following mitigation measures are required to reduce potentially significant <br /> noise impacts to a less than significant level: <br /> (1) A 16-foot tall property line barrier shall be installed along the western property line adjacent to <br /> 1-5. The barrier shall extend the length of the detention basin along the north end of the <br /> property. <br /> (2) On the south side of the project site, the barrier shall return east along the high water mark <br /> setback line, starting at a height of 12 feet and gradually decreasing to 6 feet in height. In the <br /> event that an earth berm is utilized, the location of the berm may be within the 100-foot open <br /> space area, and its direction may be modified by the Planning Director in consultation with <br /> the noise consultant. <br /> (3) On the north side of the project site, the barrier shall return east along the property lines of <br /> Lots 8 and 9 starting at a height of 8 feet and gradually decreasing to 6 feet in height. <br /> (4) The barrier on the north side of the project site may be constructed of concrete or wood <br /> materials. The barrier on the south side of the project may be constructed utilizing any of the <br /> methods stated in the noise analysis prepared by Bollard and Brennan, Inc., dated October <br /> 20, 2003, such as (but not limited to) earth berm, concrete or masonry walls, a combination of <br /> earth berms/walls, or any other method approved by the Planning Director and Flood Control <br /> in consultation with the noise consultant. <br /> (5) Multiple-story residences are prohibited. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: D. Trueman Phillips, 468-3000) <br /> a. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include a grading plan for <br /> each individual lot, if applicable. These improvement plans and specifications are subject to plan <br /> check and field inspection fees and must be approved by the Department of Public Works prior to <br /> approval of the Final Map.
