1). All parcels shall have a minimum lot width of sixty (60) feet, measured a <br /> distance of (20 feet back from the front lot line). Corner parcels shall have a <br /> minimum lot width and depth of sixty-five (65) feet. (Development Title Section <br /> 9-310.4 & 9-310.8) <br /> 2). All parcels shall have a minimum lot area of 6,000 square feet. (Development <br /> Title Section 9-310.3) <br /> c. TREE PRESERVATION: Future development on the parcels shall be consistent <br /> with the requirements of the County's Tree Preservation Ordinance. <br /> 1). Specifically, any Native Oak removed shall be replaced with a minimum of three <br /> (3) acorns or trees, or combination thereof. (Development Title Section 9- <br /> 1505.2). The oak tree to be removed and the location of the new oak <br /> acorns/trees shall be shown on the Improvement Plan. <br /> 2). The following note shall be placed on the Parcel Map and also shall be <br /> recorded as a separate instrument: <br /> (a) The removal of a replacement oak tree, a Native Oak Tree, Heritage Oak <br /> Tree, or Historical Tree shall require an approved Improvement Plan <br /> (Chapter 9-1505.3). <br /> d. RIPARIAN HABITAT: Parallel to the French Camp (Walker) Slough a natural <br /> open space area for riparian habitat and waterway protection shall be maintained <br /> to provide nesting and foraging habitat and the protection of waterway quality. <br /> The minimum width of said open space shall be one-hundred (100) feet, <br /> measured from the mean high water level of the natural bank or fifty (50) feet <br /> back from the existing riparian habitat, whichever is greater. Water-dependent <br /> uses may be permitted in this buffer. The mean high water level and the edge of <br /> the riparian habitat shall be shown on the Site Plan. The open space buffer <br /> required above shall be shown on the Site Plans with the following note: <br /> 1). Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, <br /> this area is designated as a natural open space for riparian habitat and <br /> waterway protection. No development other than water dependent uses shall <br /> be permitted in this space. <br /> e. ACCESS: The following access requirements apply and shall be shown on the <br /> Parcel Map: <br /> 1). A proposed 25-foot wide private easement for access to lots 26 and 27 shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> 2). The entire length of the private right-of-way for lots 26 and 27 shall be <br /> constructed and maintained to the standards required by Section 10.207 of the <br /> Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15[c]) <br /> f. ROAD NAMES: All subdivision road names shall be submitted to the Community <br /> Development Department for approval by the Director.
