Riparian Habitat <br /> The southwestern portion of the property is adjacent to Walker Slough and has a <br /> General Plan designation of OS/RC. Development Title Section 9-1510.5 states that <br /> parallel to any natural bank of a waterway, a natural open space for riparian habitat and <br /> waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space shall be one- <br /> hundred (100) feet, measured from the mean high water level of the natural bank or fifty <br /> (50) feet back from the existing riparian habitat, whichever is greater. Lots 9 and 10 may <br /> be affected by this requirement. <br /> Oak Trees <br /> The site contains a number of heritage oak trees that are not identified on the tentative <br /> map. Heritage oak trees are defined as a native oak tree that has a single trunk <br /> diameter of thirty-two (32) inches or greater measured at four and one-half (4 '/2) feet <br /> above the average ground elevation of the tree (Development Title Section 9-110.4). <br /> The oak trees, including their drip lines need to be shown on the tentative map. The <br /> applicant needs to clarify if he is proposing to build around the trees or cut them down. <br /> Storm Drainage <br /> The Department of Public Works has confirmed that terminal drainage into Walker <br /> Slough is available and that a detention pond will be required. The pond should be <br /> shown on a separate lot on the tentative map. <br /> Uniform Building Code <br /> The Building Division has reviewed the site plan and project description and has the <br /> following comments: <br /> • All recommendations of the Subdivision Soils Report shall be incorporated into <br /> the construction drawings. <br /> • A copy of the Soils Report shall be submitted to the Building Inspection Division <br /> (Plan Check Section) at the time of final submittal. <br /> Uniform Fire Code <br /> The Fire Prevention Bureau has reviewed the site plan and project description and has <br /> the following comments: <br /> • Fire flow and hydrants shall be provided for the proposed project by the use of <br /> Appendix III-A and III-B of the California Fire Code. <br /> • A fire access road shall be completed before the County Surveyors office will file <br /> the map for record. <br /> • This project will potentially serve more than three residences and shall comply <br /> with San Joaquin County Development Title Standard 9-1150.18 in regards to <br /> Road Names, and Road Name Changes, Public and Private.
