m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> 1 included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any structure and future right-of-way line, including any corner cut-off(snipe). (Development Title <br /> Section 9-17:10.2[g]) <br /> n. BUILDING.CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection division: <br /> (1) Proximity to Property Line_An exterior wall constructed less than 20 feet from the property line <br /> shall be of 1 hour non-combustible fire:resistive construction. Openings will not be permitted <br /> less than'5 feet and protected less than 10 feet. <br /> (2) Parking ;The Construction Site plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance. (C.C. R., Title 24) <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space. (C.C.R., Title 24) <br /> C. DEPARTME=NT"bF PUBLIC WORKS (Staff Contact: Bill DuBois, 468-3000) <br /> a. All structures shall be set back a minimum of ten feet from the landside levee toe of Old River. <br /> b. The site shall be designed to provide drainage facilities and meet the requirements of San Joaquin <br /> County Development Standards to prevent the increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent potential surface water(Old River) pollution. <br /> c. Submit for approval a Storm Water Pollution Prevention Plan (SWPPP) and an erosion control plan. <br /> A copy of the SWPPP shall be maintained on the construction site and presented to any County, <br /> State, or Fe0erai employee on demand. The SWPPP on the site shall include all required records, <br /> updates, test results, and inspection records. <br /> d. The applicant shall file a Notice of Intent with the State Water Resources Control Board (SWRCB) <br /> and comply with the State General Permit for Storm Water Discharges Associated With <br /> Construction Activity. The Waste Discharge Identification Number issued by SWRCB shall be <br /> submitted prior to the issuance of building permits. <br /> e. The applicant shall check with State Water Resources Control Board to determine if they are <br /> required to fife a Notice of Intent to obtain coverage under the State General Industrial Storm Water <br /> Permit. <br /> f. An encroachment permit shall be required for work within the road right-of-way.
