BUILDING P1=RMIT: Submit an "APPLICATION-COMMERCIAL. BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed-utility services, and grading (refer to <br /> the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan <br /> review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a poultry farm to be built in six years in <br /> six phases, one phase per year (Use Type: Animal Raising - Small Animals) as <br /> shown on the site plan dated January 17, 2006. Phase 1 includes a 5,200 <br /> square foot packing room and a 25,800 square foot lay house. Phases 2, 4, 5 <br /> and 6 include a 25,800 square foot lay house per phase. Phase,3 includes a <br /> 20.800 square foot egg processing plant/office and a 25,800 square foot lay <br /> house. At the end of construction of phase 6 the facility will house a maximum of <br /> 1 million chickens. No birds shall be slaughtered on-site. <br /> c. PROPERTY MERGER: Prior to issuance of a building permit for the project, <br /> APN 191-070-16 and 191-070-17 shall be merged. <br /> d. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility <br /> Fee. If the Capital Facility Fee is applicable, the County shall collect the fees <br /> before the issuance of any building permits. (Development Title Section 9- <br /> 1245.2) <br /> e. BUSINESS LICENSE: The applicant shall secure an approved Business <br /> License prior to the initiation of the use. (Section 7-1000 of the County <br /> Ordinance Code) <br /> f. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. (Development Title Section 9-1135) <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> I <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> i <br /> 3 <br />
