The <br /> access'road to the protect goes amass parcernumbers 191 074-16 and 19l-070-17 which <br /> are both partof the-project. An,access agreement was recorded as part of Parcel Map 6- <br /> 41. Development Title'Section.9-1015.5(h)(1) states that access driveways shall have a <br /> width of no less than twenty-five (25),feet for two-way aisles and'sixteen'(16) feet for one- <br /> way.aisles, exceptftt in no case shall driveways designated as fire department access be <br /> less than twenty.(20)feet. An access road.currently exists-.on the subject properties. <br /> Parking Requirements <br /> The applicant's site plan does not.show any designated parking spaces for the proposed <br /> project. Development Title Section 9-1015.3 states that parking requirements for the <br /> Animal Raising.— Small Animals use type is 0.67 parking spaces per 1,000 square feet <br /> of building space. Based on the size of the square footage of the buildings, one hundred <br /> twenty one (121) parking spaces would be required for the .project, including 5 <br /> accessible spaces one of which shall be van accessible. The applicant has indicated in <br /> the application that the project would have a maximum of 15 employees per day and 1 <br /> truck trip -per day. The parking requirement can be modified if the applicant can <br /> substantiate'that the number of parking spaces required is excessive for the project. <br /> The applicant needs to formally request in writing a reduction in the number of parking <br /> spaces required for the project. <br /> i <br /> Storm Drainage <br /> Pursuant to Development Title Section 9-1135, all stormwater drainage shall be retained <br /> on-site. The site plan does not show a retention pond for the project. The.applicant will <br /> i; need to indicate on the revised site plan the location of the retention pond, the drainage <br /> pattern and corresponding storm drain improvements. <br />' Planning Commission <br /> a <br /> w - <br /> This project has been tentatively scheduled for the May 4, 2006 meeting of the Planning <br /> Commission. The Community Development Department has reviewed the Site Approval <br /> application and responses from other agencies. Following acceptance of a revised site <br /> plan showing a storm drainage retention pond, and receipt of a letter justifying altering <br /> the number of required paring spaces, the Community Development Department will be <br /> recommending that the Planning Commission approve the project subject to the <br /> following conditions: <br /> Site Approval Application No. PA-0500729 was approved by the Community <br /> Development Department on _. The approval will expire on _, which is 18 <br /> months from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been issued and <br /> 2 <br />
