The site appears to be almost 100 percent in the National Wetlands Inventory.
The current owner(Frank&Lorna Olagaray)purchased the property on 1/17/06.
The Owner Questionnaire is included in this report.
The County Ag Commissioner data is included in this report. Chemical use reports show use by
Allen Baroni for 2004 and 2005 and Frank Olagaray for 2006 -2009. The reports indicate Mr.
Baron raised tomatoes and the Olagaray product was wine grapes.
The RWQCB report(included within this report) lists violations for 2008, none located within the
search area.
EVALUATION OF PAST/CURRENT SOURCES OF
CONTAMINATION AT OR NEAR THE SITE AND
RECOMMENDATIONS FOR FURTHER ACTION
There are no potential and/or known source of contamination identified for any real and/or f r 1
potential threat to human health and the environment The irrigation water is from the Mokelumne
River. Upstream from the pump site is located the Fish Hatchery, Comanche Lake and Pardee
Lake. Pardee Lake is drinking water only and is transported via pipeline to the Bay Area. Salt
intrusion thru the delta waterways is a major concern for owners of water wells. The water table
has been rising in the Stockton area as deep wells were shut down due to the availability of
surface water. Water from any proposed shallow wells on the two proposed parcels may be
subject to some salt intrusion and/or contaminates from farming operations. On site septic
systems may be practical on the northerly portion which is out of the Wetlands Inventory. The
high water table may or may not allow for a standard septic system. The soil is classified as silty
clay loam, poorly drained and partially hydric. The nearest well should be tested as part of any
Soil Suitability Study. If this is not possible the canal water at the southerly property line could be
tested as an indicator of DBCP and Nitrates.
CONCLUSIONS AND RECOMMENDATIONS
We have performed a Phase 1 Environmental Site Assessment in conformance with the scope and
limitations of ASTM Practice E1527 of APN 001-100-01 at 29031 N. Vail Road, Thornton, CA.
This assessment has revealed no evidence of recognized environmental conditions in connection
within the study area.
2.
