The principal findings are outlined throughout.the body of this text and are <br /> summarized in the conclusion of this report. <br /> This report has been formatted to correspond to the San Joaquin County Environmental Health <br /> Department's Surface and Subsurface Contamination Deport Requirement Cbecklist,dated July 14, 2003. <br /> /1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> "1.1 Description of Site <br /> The subject property is located north of the northern end of Vail Road, approximately three miles <br /> northwest of Thornton, California. The property consists of an irregularly shaped, 47.27-acre parcel <br /> (APN 001-090-02). Two residences, one barn, and one outbuilding are currently located on the <br /> property; the remainder of the site is planted with a vineyard. <br /> According to the San Joaquin County Community Development.Department web site, the subject <br /> property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises" (www.co.san-joaquin.ca.us,2004). <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> subject property are attached to this report as Appendix B. <br /> /1.2 Proposed Development <br /> Mr.Watts indicated in his responses to our environmental questionnaire (signed and dated December <br /> 23, 2004) that he plans to separate the residential area on the property from the vineyard. <br /> �2.0 PAST, PRESENT,AND PROPOSED FUTURE USES <br /> X2.1 Recorded Land Title Records <br /> A preliminary chaimof title report was provided by the client for NOA's use in preparing this report. <br /> The Preliminary Report,prepared by Chicago Title Company and dated-October 10, 2002, contained <br /> no reference to environmental liens or land use limitations on the subject property. The report has been <br /> included in Appendix E of this report. <br /> 2 <br />
