(2) Cost of lane addition at Valpico Road and Corral Hollow Road. The fair share amounts to <br /> $172,339.00. <br /> k. The applicant/developer shall pay their fair share for the following prior to issuance of building <br /> permits for Phase 2(church): <br /> (1) Cost of signalizing Schulte Road at Corral Hollow Road. The fair share amounts to$94,637.00. <br /> (2) Cost of signalizing Valpico Road at Tracy Boulevard. The fair share amounts to$110,587.00. <br /> (3) Cost of lane addition at Valpico Road and Tracy Boulevard. The fair share amounts to <br /> $73,725.00. <br /> I. The applicant/developer shall pay their fair share for the following prior to issuance of building <br /> permits for Phase 2 (school): <br /> (1) Cost of signalizing Schulte Road at Lammers Road. The fair share amounts to$146,286.00. <br /> (2) Cost of lane addition at Schulte Road and Lammers Road. As required by the City of Tracy, the applicant/developer and the City shall execute an agreement for <br /> service connections and annexation with the City prior to the County's issuance of building permits. <br /> n. As required by the City of Tracy, the applicant/developer shall connect, in accordance with said <br /> agreement, to the City water line for fire flow prior to the County's issuance of a building permit. The <br /> applicant shall pay the standard charge for connection and meter to the City and shall build said line <br /> in accordance with City standards. <br /> o. As required by the City of Tracy, the applicant/developer shall pay the cost necessary for the City to <br /> analyze the existing water line in Valpico, which contains stagnant water, to ensure that there is <br /> adequate fire flow for the project. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Ted Tasiopoulos, 953-7698) <br /> a. Environmental Health requires a soil suitability/nitrate loading study incorporating proposed staff, <br /> parishioner, and student use indicating that the area is suitable for septic tank usage. This must be <br /> performed prior to issuance of building permits (Development Title Section 9-1105.2[d]). A review <br /> fee of$465.00 must be paid at the time of submittal to Environmental Health. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> of the EPA Design Manual for on-site waste water treatment and disposal systems is required for <br /> each parcel.
