CONDITIONS OF APPROVAL <br /> ROBERT MATHIAS <br /> MS-91-60 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a . The frontage improvements for Van Allen Road across <br /> Parcel 1 shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way farm or <br /> estate subdivision street. The construction of the <br /> frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A <br /> $250 . 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed, legal description of Parcel 1 and an <br /> estimate. The estimate and legal document shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100 . 00 . ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e. Remainder shall be designated as "Parcel 2" on Parcel <br /> Map. <br /> f . The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $2 , 018 . 00 for each single family dwelling unit in the <br /> Lodi area.
