A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the Parcel Map indicating that the area is <br /> suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the <br /> chemical nitrates prior to recordation of the Parcel Map. <br /> Samples are to be taken and run by a State-approved lab. <br /> d. Construct an individual sewage disposal system(s) on Parcel #1 <br /> for each parcel under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> e. Construction of an individual domestic water well on Parcel #1 <br /> under a well permit and inspection by the Environmental Health <br /> Division at the time of development. <br /> 3 . SOUTH SAN JOAQUIN IRRIGATION DISTRICT <br /> a. The owner shall execute the necessary documents and agreements <br /> to provide for the abandonment of service and the removal of <br /> irrigation structures for those parcels which will not <br /> continue to receive irrigation water. <br /> b. If irrigations service is to continue, the appropriate private <br /> irrigation easements shall be provided. For private <br /> irrigation easements, place the following note on the Parcel <br /> Map near the location of the easement: <br /> 1) "A size - foot wide private irrigation easement shall <br /> be conveyed across (parcel nos. ) at the time of <br /> conveyance. Pipeline to be installed at owner' s <br /> expense. " <br /> 2) The above note, together with the owner consenting to the <br /> preparation and filing of the Parcel Map, gives <br /> constructive notice to title companies, future property <br /> buyers and the public of the requirement to provide a <br /> private irrigation easement as well as its size and <br /> location. <br />
