(3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> (4) Parking space Number 4 shown on the Plan shall be deleted to provide for better <br /> truck circulation. <br /> e. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 <br /> feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. <br /> On-site driveways and maneuvering areas may be used in lieu of one of the loading <br /> spaces as long as maneuvering areas for delivery vehicles are provided. (Development <br /> Title Section 9-1015.6) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Venture Way, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. (Development Title Section 9-1020.9) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Two trees shall be planted and evenly <br /> spaced throughout the parking lot. (Development Title Section 9-1020.6) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash,shall <br /> be enclosed by a screen six to eight feet in height. Items stored within 100 feet <br /> of a dedicated street or residential zone shall not be stacked higher than two feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of 65 feet. <br /> Conditions of Approval - 2 - SA-96-6 <br />
