L <br /> CONDITIONS OF APPROVAL <br /> SA-96-6 <br /> Price Rubber Company <br /> Site Approval Application No. SA-96-6 was approved by the San Joaquin County Community <br /> Development Department on March 15, 1996. The effective date of approval Is March 25, 1996. This <br /> approval will expire on September 24, 1997, which Is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits <br /> have been secured and remain In force,and (3) all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading(refer to the"SITE PLAN CHECK LIST for details). A fee is required <br /> for the Site Plan review. (Development Tale Section 9-884) <br /> b. APPROVED USE: This approval is for construction of an 11,950-square-foot metal <br /> building as shown on the Plan submitted March 13, 1996. Six thousand square feet of <br /> the building is for a Limited Industrial use type, including rubber processing. The <br /> remaining 5,950 square feet shall be limited to Light Wholesaling and Distribution. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 22 parking spaces shall be provided, including 1 accessible space <br /> (2 spaces are required for every 1,000 feet of Limited Industrial building area [2 <br /> X 6 = 12]; 1/2 space is required for every 1,000 square feet of Light Wholesale <br /> and Distribution [.5 X 6 = 3]; 1/2 space is required for each employee on the <br /> heaviest shift for both use types [.5 X 12 = 6]; [12 + 3 + 6 = 21]}. <br /> Conditions of Approval - 1 - SA-96-6 <br />
