No significant stains were observed beneath the tanks. No other <br /> significant types or quantities of hazardous materials were used or stored on the property. <br /> • No indications of underground storage tanks were observed at the property. <br /> • No indication of contaminated fill dirt was observed at the property. <br /> • No strong, pungent, or noxious odors were observed at the property. <br /> • No PCB-containing equipment was observed at the property. <br /> • No hazardous materials or hazardous waste pits, ponds or lagoons were observed at the <br /> property. <br /> • No significantly stained soil or pavement was observed at the property. <br /> • No stressed vegetation due to hazardous materials or hazardous waste was observed at the <br /> property. <br /> • No septic systems were observed or reported to be located at the property. <br /> • No wastewater discharge was observed at the subject property. <br /> • No dumped, buried or burned hazardous materials or hazardous waste, including tires, <br /> batteries or other waste materials, were observed at the property. <br /> • No agricultural chemical storage or mixing locations were observed at the property. <br /> According to Mr. Toor, agricultural chemicals are applied at the subject site by a commercial <br /> service. <br /> I <br /> • One water well was located on the property. According to Mr. Toor, water from the on-site <br /> well is used only to wash equipment and is not used as a source of drinking water. <br /> A site map constructed by PEM during the site reconnaissance is shown on Figure 2. Color <br /> photographs of the subject property are contained in Appendix B. <br /> 6.0 FINDINGS AND CONCLUSIONS <br /> Pacific Environmental Management, Inc. has performed a Phase I Environmental Site <br /> Assessment in general conformance with the scope and limitations of ASTM Practice E 1527-00 <br /> of 627 W. Vernalis Road, Tracy, California - the subject property. Any exceptions to, or <br /> deletions from, this practice are described in Section 2.3 of this report. This assessment has <br /> revealed no evidence of significant recognized environmental conditions in connection with the <br /> subject property. <br /> Agricultural chemicals have been applied to the subject property in the past. No agricultural <br /> chemicals have been stored or mixed on-site for at least approximately fifteen years. Based on <br /> the current and proposed use of the subject property, there appears to be a low likelihood that <br /> significant adverse environmental conditions exist at the subject property as a result of on-site <br /> agricultural chemical use. <br /> 1.� <br /> i <br />
