No significant stains were observed beneath the tanks. No other significant types or quantities of hazardous materials were used or stored on the property. • No indications of underground storage tanks were observed at the property. • No indication of contaminated fill dirt was observed at the property. • No strong, pungent, or noxious odors were observed at the property. • No PCB-containing equipment was observed at the property. • No hazardous materials or hazardous waste pits, ponds or lagoons were observed at the property. • No significantly stained soil or pavement was observed at the property. • No stressed vegetation due to hazardous materials or hazardous waste was observed at the property. • No septic systems were observed or reported to be located at the property. • No wastewater discharge was observed at the subject property. • No dumped, buried or burned hazardous materials or hazardous waste, including tires, batteries or other waste materials, were observed at the property. • No agricultural chemical storage or mixing locations were observed at the property. According to Mr. Toor, agricultural chemicals are applied at the subject site by a commercial service. I • One water well was located on the property. According to Mr. Toor, water from the on-site well is used only to wash equipment and is not used as a source of drinking water. A site map constructed by PEM during the site reconnaissance is shown on Figure 2. Color photographs of the subject property are contained in Appendix B. 6.0 FINDINGS AND CONCLUSIONS Pacific Environmental Management, Inc. has performed a Phase I Environmental Site Assessment in general conformance with the scope and limitations of ASTM Practice E 1527-00 of 627 W. Vernalis Road, Tracy, California - the subject property. Any exceptions to, or deletions from, this practice are described in Section 2.3 of this report. This assessment has revealed no evidence of significant recognized environmental conditions in connection with the subject property. Agricultural chemicals have been applied to the subject property in the past. No agricultural chemicals have been stored or mixed on-site for at least approximately fifteen years. Based on the current and proposed use of the subject property, there appears to be a low likelihood that significant adverse environmental conditions exist at the subject property as a result of on-site agricultural chemical use. 1.� i
