• At the time of development of the remainder parcel, access to the <br /> remainder shall be provided as required by County Ordinances in effect <br /> at that time. <br /> (4) The above restrictions, except the access requirement in paragraph (3) above, <br /> shall terminate if the subject property is reclassified to a non-agricultural zone or <br /> to an agricultural zone with a five-acre minimum. <br /> A note shall also be placed on the parcel map indicating the above restrictions with a <br /> reference to the instrument number of said recorded notice. (Development Title Section <br /> 9-610.3[b]&[c]) <br /> f. Future development on the parcels shall be consistent with the requirements of the <br /> County's Tree Preservation Ordinance. (Development Title Section 9-1505) <br /> g. Sanitary setbacks as noted on the Camanche Rancheros Parcel Map (Minor Subdivision <br /> Application No. PM-82-6) (Book 11, Page 158) shall be shown on the Parcel Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. Any driveway or private road that exceeds 150 feet in length from any public roadway <br /> shall be improved in accordance with the requirements of Uniform Fire Code Section <br /> 10.207, San Joaquin County Standards F-1a, F-1b, and F-1c, and the Clements Fire <br /> District prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $1,651.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304, R-91-1025, R-93- <br /> 167, and R-94-179) <br /> d. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> b. Construction of an individual sewage disposal system for the 5-acre parcel under permit <br /> and inspection by the Environmental Health Division is required at the time of <br /> development.
