(APN: 175-040-18 & 19)(ADDRESS: 2978 S. VISTA <br /> AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision pre-application to <br /> subdivide two parcels containing 3.45 acres into 25 residential lots with a request for a <br /> density bonus. The property is zoned R-L (Residential Low Density) and has a General <br /> Plan designation of Low Density Residential (R/Q. <br /> The project site is located 150 feet north of Ivy Avenue, 310 feet west of Odell Avenue, <br /> in south Stockton. <br /> The Community Development Department has reviewed the Major Subdivision pre- <br /> application and comments from other agencies and offers the following comments: <br /> Density Bonus and Incentives <br /> Development Title Section 9-315.3 states that the maximum allowable residential density <br /> for the Residential Low Density designation is 7.5 dwelling units per gross acre. The <br /> applicant is requesting 25 residential lots (3.45 acres x 7.5 dlu = 25.875). The applicant <br /> must submit a written request for a density bonus at the time of submittal of the full <br /> application (Development Title Section 9-315.6[a]). <br /> The lot minimums for the Residential Low Density zone are as follows: lot width-60 feet; <br /> lot area-6,000 square feet. The applicant is proposing 45 foot lot widths and 4,050 <br /> square foot minimum lot area. Development Title Section 9-315.2 states that residential <br /> developments that provide affordable housing shall receive a 25% density increase and <br /> an additional incentive if the project will create one or more of the following: <br /> (a) 20% of the dwelling units affordable to low income households; <br /> (b) 10% of the dwelling units affordable to very low income <br /> households; or <br /> (c) 50% of the dwelling units for senior citizens. <br /> I <br />
