If one of the above requirements is met, Development Title Section 9-315.4 states that <br /> the Director may grant one or more of the following incentives: <br /> • reduction in setback <br /> • reduction in lot width <br /> • reduction in square footage requirements of the lot <br /> • reduction in yard dimensions <br /> • increase in building height <br /> • increase in building intensity <br /> • reduction of ratio of vehicular parking spaces per unit <br /> • reduction in open space requirements <br /> • reduction in fees <br /> The applicant is requesting reduction in lot width and reduction in square footage of the <br /> lot. <br /> Services <br /> • Sewer-Pursuant to Development Title Section 9-1105.3(a) subdivisions in an <br /> urban community must be served by public wastewater disposal systems. The <br /> applicant has obtained a will-serve letter from the City of Stockton for public <br /> sewer services. <br /> • Storm Drainage-Development Title Section 9-1135.3(a) requires subdivisions in <br /> urban communities to discharge into a terminal drain or agency retention basin <br /> where permitted by Master Plan or Special Purpose Plan. Lots 5, 6 and 7 of the <br /> proposed subdivision will be dedicated for a pond for public storm drainage. The <br /> Department of Public Warks or the City of Stockton must verify that they have <br /> capacity to serve the proposed project and if services will be provided by the City <br /> of Stockton, a will-serve letter from the City must be submitted with the full <br /> application. <br /> • Water-Development Title Section 9-1120.3(a) states that subdivisions in an <br /> urban community with less than two (2) acres shall be served by public water. <br /> The proposed subdivision will receive public water from California Water. The <br /> applicant has obtained the appropriate will-serve letter for provision of public <br /> water. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit the remaining portion of the Major Subdivision application fee. <br /> • Submit seven copies of the tentative map (18" X 26") and two reduced copies (8 <br /> Y2 X 11). <br /> • Submit seven copies of the application. <br /> • Submit a Soil Suitability Study prepared to the specifications of the <br /> Environmental Health Department, if applicable. <br /> • Submit a Surface & Subsurface Contamination Report to the Environmental <br /> Health Department and submit a copy to the Community Development <br /> Department showing the study has been accepted by EHD. <br /> 2 <br />
