NOA specifically disclaims responsibility for any <br /> unauthorized use of this report. <br /> 1.1 Description of Site <br /> The property is located west of Odell Avenue and north of Ivy Avenue. The property consists of <br /> one rectangular, 1.104 acre parcel (APN 175-040-18) and one 2.348 acre parcel (APN 175-040-19). <br /> Two addresses are associated with the subject property parcels: 2927 It 2978 South Vista Avenue, <br /> Stockton, CA 95206. <br /> According to the San Joaquin County Community Development Department web site', the subject <br /> property is zoned R-L (Low Density Residential) with a minimum parcel size of 6,000 to 17,500 <br /> square feet. This zoning designation "is intended to provide for neighborhoods consisting of <br /> detached, single family residences located within or immediately adjacent to population centers <br /> which have public services". <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of <br /> the subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> The proposed development for the property is a major subdivision, consisting of 26 lots. <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> _ A preliminary chain of title report was provided by the client for NOA's use in preparing this <br /> report. <br /> 2.2 Aerial Photographs <br /> Aerial photographs depicting the subject property dated 1937, 1952, 1963, 1975 and 1983 were <br /> reviewed at the San Joaquin County Surveyor's Office in Stockton, California 2. Two additional <br /> photos, dated 1998 and 2002, were obtained from Microsoft Terraserver3. <br /> In the 1937 photo, structures are located near the center of Lot 19.
