Located on the north side of Walnut Grove <br /> Rd. , 1200 ft. east of Vail Rd. , west of Thornton <br /> (District 4) . <br /> APPLICANT: Leland Coulter APN: 001.-080-31 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area, Zone A23 (Elev. 10) . In addition, <br /> the existing San Joaquin County and City of Stockton Flood <br /> Insurance Studies, which delineates flood risks, flood plains, and <br /> floodway areas, are currently being re-evaluated. The re- <br /> evaluation is being conducted by the Federal Emergency Management <br /> Agency (FEMA) , Region IX, Building 105, Presidia of San Francisco, <br /> California, 94219, telephone (415) 923-7186. The re-evaluation may <br /> delineate additional flood risks. The official flood maps are <br /> available for review at the Department of Public Works, 1810 E. <br /> Hazelton Avenue, Stockton. These flood maps will be updated when <br /> the re-evaluation process is completed. <br /> Walnut Grove Road has an existing right-of-way width of 80 feet, <br /> and a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. The driveway approach shall be improved in accordance with the <br /> requirements of the San Joaquin County Standards R-17 prior to <br /> issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 2 .
