SA-94-22 OF LELAND COULTER <br /> The request -is for a Site Approval, application to permit: the <br /> operation of an existing boat hauling, storage,e, and repair facility. The proposal would permit a maximum of twenty- <br /> five boats <br /> on the site at any time and would;limit !-to thirty days the maximum <br /> amount of time in-transit boats could remain on the property. The <br /> Use Permit application under which the owner had been operating his <br /> business on this property was revoked by the Planning Commission on <br /> March 17, 1994, for violation of the adopted Condition's of <br /> Approval, adverse health and safety impacts associated with its <br /> operation, and the fact that it had' developed into a public <br /> nuisance. The project site is located on the north side of Walnut <br /> Grove Road, 1200 feet east of Vail Road, west of Thornton. <br /> The Development Services Division has reviewed the above-referenced <br /> application and tentatively intends tog'recommend to the Planning <br /> Commission that' it be approved subject to the following draft <br /> Conditions of Approval. The Conditions of Approval will not be <br /> finalized until the applicant submits !. a revised Site Plan that <br /> t reflects how compliance with the recommended conditions regarding <br /> F the septic system, minimum aisle width, designated temporary <br /> j storage areas, and screening requirements will affect the maximum <br /> number of boats that the site can accommodate. The revised..Site <br /> Plan shall be submitted no later. than Tuesday, May 31, 1994 . , <br /> Unless otherwise specified, all the Conditions of Approval and <br /> ` Ordinance Requirements shall be fulfilled prior to the issuance of <br /> any building permits and prior to the initiation of the use.:;. <br /> This approval will expire eighteen (18). months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br />
